  • About the Client: Owner-Operator with a large 1031 Exchange and needed several replacement properties.

  • This property accounted for 22% of the replacement gain.

Challenge

Buyer client had a large gain on the sale of a large apartment complex and needed several replacement properties. Grimm Realty Group identified this property as a candidate. As a low-income housing property, it had 5 layers of public financing to work through - each with its own levels of rent covenants and restrictions including rent price restrictions and tenant income limits.

Action

Buyer hired Grimm Realty Group to identify a replacement property that would replace as much of the Buyer’s taxable gain and defer as much tax as possible. Grimm Realty Group handled all aspects of gathering complex financial data, assisted the owner and his management team in understanding the regulatory and operating agreements associated with the public financing; Grimm Realty Group helped negotiate the transfer of a large amount of escrowed replacement reserve accounts to Buyer’s favor.

Result

Buyer and Seller closed on the sale of this property in February and Grimm Realty Group helped Buyer’s management team form a transition plan for the property. Buyer was able to defer over $1M in tax gain as a result of buying this property.

Challenge

A client-family owned this 3 story, 20,000 SF warehouse for over 30 years. The property was vacant and there was a large amount of deferred maintenance. The property could not be re-rented without major remodel and mechanical upgrades. The family members (located in different parts of the country) had difficulty agreeing on how to proceed.

Action

The Family engaged Doug with Grimm Realty Group to market and sell the property. Grimm created and executed a marketing and sale plan which included highlighting the building’s great potential for repurposing. Grimm talked with many developers and single-use businesses looking to expand. Grimm recommended removing devising walls which helped prospective buyers visual new uses of the space.

Result

Grimm helped the Selling family agree on a path forward, brought the selling family and the Buyer together (with a cooperating broker), and found an owner-occupant buyer willing to buy the property as-is and close quickly. The marketing and sale were completed in less than six months. The new owner operates a service-oriented business from the location after a complete remodel of the building.
