When to Perform a Real Estate Market Analysis
Typically, a Real Estate Market Analysis is performed prior to selling or buying a home in order to determine the value in comparison with other similar properties in that market area. Most commonly, these analyses are performed prior to listing the home for sale on the MLS. We at Grimm Realty Group would recommend that you perform two separate Market Analyses, one of which is right before listing the home of course. We also recommend performing an analysis approximately 1 year prior to listing in order to determine what the homeowner can do to increase the value over the next year.
Why Recieve a Real Estate Market Analysis?
A Real Estate Market Analysis in its most basic form will compare similar properties local to your area. These factor in the number of bedrooms/bathrooms, square footage, garage/parking spaces, the size of the yard, condition of the home, additional structures, historical prices, & more. The analyses will only compare your property to others that are in the same market in order to give you the most accurate price of your home. This also means that the quality of the property, both interior & exterior, is factored into the final recommended list price. This is why we recommend performing a Real Estate Market Analysis 1 year prior to listing as well so the homeowner can make the decision to upgrade, repair, or improve various aspects of the home. Of course, these are only recommended repairs & upgrades, and not all recommendations are going to be financially viable or the best use of the homeowner's efforts.
